Things to Check Before Buying a House

A room-by-room and document-by-document checklist to help you spot problems before you sign — not after you move in.

The structure and construction quality

Look beyond fresh paint. Check walls and ceilings for cracks, damp patches or peeling plaster, especially below bathrooms and on the top floor. Open and close every door and window. Look at the quality of flooring, tiles and joinery.

  • Signs of seepage or water stains
  • Cracks near beams, columns and window frames
  • Slope of bathroom floors and drainage
  • Condition of the terrace and waterproofing

Plumbing, electrical and water supply

Turn on taps and showers to check water pressure. Ask about the source of water — municipal supply, borewell or both — and the storage capacity. Check the electrical load sanctioned, the condition of the distribution board and whether wiring is concealed and earthed.

Light, ventilation and orientation

Visit during the day to see how much natural light each room receives. Cross-ventilation keeps homes cooler and reduces electricity bills. Many buyers also consider orientation and Vaastu preferences.

Society, maintenance and neighbourhood

For apartments, ask about monthly maintenance charges, the sinking fund, pending dues and society rules on pets, renovation and renting. Check the condition of lifts, fire safety equipment, parking and common areas — they say a lot about how well the building is managed.

Documents you must see

Ask for the sale deed and chain documents, encumbrance certificate, approved building plan, occupancy or completion certificate, latest property tax receipts, electricity and water bills and a no-dues certificate from the society. For new projects, verify the RERA registration on the state portal.

Never pay a token amount only on the strength of photocopies. Ask to see originals and get a lawyer's opinion.

Final walk-through before registration

Before registration, do a final walk-through to confirm that agreed fittings are in place and that there is no new damage. Take photos and meter readings on the day of possession.
